Job Description

About the Role:

Quinn Residences is an owner, developer, and operator of single-family and townhome rental communities, with over 5,000 homes and lots across 33 communities throughout the Southeast. We are seeking an experienced construction professional to support our growing Atlanta market by overseeing builders and ensuring quality standards are met across all active projects.

Founded in 2020 and headquartered in Atlanta, Georgia, Quinn Residences is driven by a vision of exceptional living in the Southeastern United States. We’re a leading, institutionally backed real estate operating company, which means we have the experience and resources to create communities that thrive.

Our passion lies in developing well-located dedicated rental communities that feature fully equipped, thoughtfully designed single-family rental homes where residents enjoy modern conveniences, a maintenance-free lifestyle, and a strong sense of belonging. By providing well-maintained, reasonably priced single-family homes for rent, we aim to meet the needs of those who prefer the comfort and space of a home without the responsibilities and financial burdens of homeownership.

Key Responsibilities:

  • Conduct Quality and Home Acceptance inspections in coordination with the construction team.
  • Perform detailed final inspections before homes are released for closing, ensuring all work meets Quinn standards.
  • Manage third-party inspectors, maintain inspection records, and confirm that all required items are completed by the homebuilders.
  • Monitor project specifications and contracts to verify correct materials and finishes are used.
  • Provide weekly reports on construction progress, home closings, and general updates for assigned communities.
  • Perform routine inspections for overall job site cleanliness, safety, and appearance.
  • Maintain open communication with on-site builders to confirm project timelines are on track and homes are progressing as expected.
  • Update internal home delivery schedules on a weekly basis.

Skills & Qualifications:

  • 1–5 years of experience in new home construction or warranty service.
  • Strong understanding of the residential building process, including NAHB and manufacturer standards.
  • Excellent attention to detail with a proactive and solution-oriented mindset.
  • Effective communication and interpersonal skills, with the ability to manage conflict professionally.
  • Highly organized with strong time management skills and the ability to prioritize in a fast-paced environment.
  • Self-motivated and capable of working independently across multiple job sites.
  • Reliable transportation is required, as frequent travel throughout the Atlanta metro area is expected.
