Job Description Johnson County Office of the County Appraiser is looking for a qualified candidate to fill the position of an Appraiser I . The position is located at 11811 S Sunset Drive, Suite 2100, Olathe, KS 66061. The Appraiser I is responsible for examining and evaluating the residential property to establish a fair market value of the property. This position will remain open until 9:00 pm, Monday, June 23, 2025 These responsibilities include: Obtains and verifies residential property information; locates property(s) and lists objective property characteristics with 95% accuracy and subjective date with 90 % accuracy; utilizes sketch software to measure structures; sketches all floors, basements, and perimeters; completes necessary inspections, both physical and digital, gathers data through direct measurements, interviews with homeowners and contacts cities; records and enters information in Computer Assisted Mass Appraisal (CAMA) system. Adheres to office deadlines and standards. Inspects miscellaneous permits; gathers data through direct measurements, interviews with homeowners and contacts cities; records and enters information in Computer Assisted Mass Appraisal (CAMA) system with the same accuracy measurements, standards and deadline maintenance as other work. Maintains and performs annual parcel review. Responds to general taxpayer inquiries while in the field, in the office and in preparation for hearings; answers appraisal related questions and provides information to property owners or their representatives; researches and provides records to property owners as requested, utilizing software applications and technology. Responds within 48 hours of the initial inquiry, 24-hour response is preferred. Begins conducting sales interview with buyer, seller, or agent; ensures sales history is accurate as of the time of sale; recommends any validation changes to sales; converts properties between property types; demonstrates competence in multi-family and condo properties. Collects data at a standard of 95% accuracy for objective data and 90% accuracy for subjective data. All work should be completed meeting office deadlines unless approved by a Real Property Valuation Manager. Prepares, conducts, and documents Informal Valuation Appeals & Payment Under Protests; performs inspections for Informal Valuation Appeals; recommends decisions for Informal Appeals & Payment Under Protests; analyzes all presented taxpayer evidence. Completes work by meeting office deadlines unless approved by a Real Property Valuation Manager and office accuracy standards. Monitors various construction projects and reports to manager; performs physical inspections. Determines Final Valuation for properties within office standards. Job Requirements Required: High school diploma or equivalent and two years of general work experience are required. Work experience can be substituted for with an associate or bachelor's degree. Must be capable of maneuvering and reviewing a construction site, able to lift 25 lbs., maintain a valid driver's license with an acceptable driving record, and exposure to dogs are also required. Preferred: Associate or bachelor's degree. International Association of Assessing Officers (IAAO) courses 101-Fundmentals of Real Property Appraisal or equivalent course work/work experience; fee or mass appraisal experience; and experienced user of Microsoft Office application, Pictometry (PICS), Automated Information Mapping System (AIMS), ORION or equivalent applications are preferred.
